Is Now a Good Time to Sell Your Home in North Center Chicago?

Is now a good time to sell your home in North Center Chicago? For most North Center owners, yes, especially if you own a condo. From January through August 2026, two out of three North Center condos and townhomes sold above their list price, based on my search of the MLS. Houses were more evenly split, so if you own a house, the price you start with matters more than the timing.

Houses tell a different story. The typical North Center house sold right at its list price, and almost every one that sold was priced at $1 million or more. That means the way you price and prepare your home matters a great deal more if you own a house than if you own a condo. In this post I will walk you through the numbers, who is buying in North Center, and what I tell sellers before we set a price.

What Homes Sold For in North Center in 2026

I pulled every closed sale in the MLS area for North Center from January 1 through August 31, 2026. The search covers condos, townhomes, duplexes, and single-family homes, and leaves out 2 to 4 unit buildings. North Center includes Roscoe Village, St. Ben's, and Hamlin Park, so a sale in any of those pockets is part of these numbers.

For condo owners, the typical North Center condo sold for a higher share of its list price than condos in Lakeview's 60657 (102.4%) and Lincoln Park's 60614 (101.9%) over the same months. For house owners, nearly half of the houses that sold still went over list, but the other half did not, and that split usually comes down to price, condition, and timing.

Who Is Buying Homes in North Center?

Knowing who your buyer is helps you price and prepare your home for that person. In North Center, I see three groups again and again.

Move-up buyers leaving a condo

Many North Center house buyers already own a condo in Lakeview, Lincoln Square, or Lincoln Park, and they want more space without leaving the city. For a house at the median, North Center costs a little less than Lakeview's 60657 ($1,850,000) and about $835,000 less than Lincoln Park's 60614 ($2,575,000) for the same months. That price gap is a big reason move-up buyers end up here.

Condo buyers who want the Brown Line and residential streets

North Center has very few high-rises. Most condos are in vintage two-flats, three-flats, and smaller newer buildings close to the Montrose, Irving Park, and Addison stops on the CTA Brown Line. Buyers who want that setting have fewer choices here than in a high-rise neighborhood, which is part of why so many North Center condos sell over list.

Buyers moving to Chicago

I also work with buyers relocating to Chicago who choose North Center after comparing it with other North Side neighborhoods. They often shop online first, so your photos, video, and floor plan are the first showing your home gets. My post on buying a home in North Center covers what these buyers look for.

Selling a Condo in North Center

If you own a condo in North Center, you are selling into the stronger side of the market. With 67.3% of condos and townhomes selling above list, a well-priced condo here often draws more than one buyer. Many of my condo sellers are moving up to a house at the same time, so the order of selling and buying matters as much as the price. My page on selling and buying a home at the same time in Chicago explains how I plan it.

Before you list, gather your association documents early. Buyers and their lenders will ask about the budget, reserves, and any special assessments, and having them ready keeps the sale on track. If your building has a special assessment, my post on Chicago condo special assessments explains what buyers will want to know.

Selling a House in North Center

North Center houses sell in a higher price range, where buyers take more time and compare more closely. With 38 houses selling for $2 million or more, many of the homes here are new construction or fully renovated, and an older house is compared directly against them. That is why pricing a North Center house is less about the median and more about the exact block, lot, condition, and the newer homes nearby.

Older houses still sell well when they are priced for their condition. In 2026, 4231 N. Winchester Avenue in North Center was sold as-is and went from $1,100,000 to $1,400,000. My post on whether to renovate or sell as-is in Chicago walks through when light updates make sense and when they do not.

If your house is in the luxury range, my page for Chicago luxury home sellers explains how I market homes at that level.

How I Price a North Center Home

In a neighborhood where half the houses sell over list and half do not, the price you start with often decides which group you land in. I start with the closed sales closest to your home, on the same pockets and the same type of home, and then compare your condition and features to each one. I also look at what is active and under contract right now, because those are the homes your buyers are seeing the same weekend. You can see the North Center homes for sale right now to get a feel for your competition.

A price that invites buyers in usually brings more of them in the first few days. A price set too high can sit, and buyers start to wonder why. My post on how to price your home to sell in Chicago explains this with 2026 data.

When Is the Best Time to Sell in North Center?

Across the ten North Side MLS areas I track, houses listed in April 2026 had the highest share selling above list, while houses listed in December 2025 had far fewer competing listings (53 new house listings, compared with 176 in April). Condos sold well in most months. My post on whether to sell in winter or wait for spring breaks this down month by month.

The right time for you also depends on where you are moving next, your mortgage, and how ready the home is. If you are selling for the first time, my post on mistakes first-time home sellers make in Chicago is a good place to start.

Frequently Asked Questions About Selling a Home in North Center Chicago

How much is my North Center home worth?

It depends on your exact block, the type of home, its condition, and what similar homes nearby sold for in the last few months. The medians in this post are a starting point, but two homes on the same street can sell hundreds of thousands of dollars apart. For a number based on your home, start with my free home value review.

How much are homes selling for in North Center?

From January through August 2026, condos, townhomes, and duplexes in North Center sold for a median of $645,000 across 199 sales. Single-family homes sold for a median of $1,740,000 across 111 sales, and 38 of them sold for $2 million or more.

Is Roscoe Village part of North Center?

Yes. Roscoe Village is the part of the North Center community area from Addison Street south to Belmont Avenue, so Roscoe Village sales are included in these North Center numbers.

Should I renovate my North Center house before selling?

Not always. Older homes in North Center still sell when they are priced for their condition, and a few light updates can help a home that is only somewhat dated. My post on renovating before selling in Chicago explains how to decide.

How much does it cost to sell a home in North Center?

Sellers in Chicago usually pay for their attorney, title charges, transfer taxes, their share of property taxes, and real estate commissions. My post on closing costs for home sellers in Chicago lists each one.

Can I sell my North Center condo and buy a house at the same time?

Yes, and many of my North Center clients do. It takes planning around your loan, your timing, and the terms of both contracts. My page on selling and buying at the same time explains the options.

Thinking About Selling Your North Center Home?

North Center buyers are ready for homes that are priced and prepared well, and the gap between a home that sells over list and one that sits is often the plan you start with. I help North Center sellers set that plan, from the first walkthrough to closing.
