60613 Explained: $270,000 Condos and $2 Million Houses in the Same Zip Code

Residential street in Chicago's 60613 zip code near Wrigley Field

What neighborhoods are in the 60613 zip code, and what do homes cost there? The 60613 zip code runs roughly from Addison Street north to Montrose Avenue and from Damen Avenue east to the lakefront. It covers the northern part of Lakeview, including the blocks around Wrigley Field, plus Buena Park in Uptown and a strip of North Center. From January through September 2026, 616 condos and townhomes in 60613 sold for a median of $351,000, and 67 single-family houses sold for a median of $1,750,000, based on my search of the MLS.

I have sold homes on Chicago's North Side for more than 24 years, and 60613 is one of the zip codes where the address matters most. A one-bedroom near the lake and a house a mile west can share the same zip code and be more than $1.5 million apart. This post breaks 60613 into six parts by street, shows what sold in each, and explains what I would check before you buy or sell there.

Where Is the 60613 Zip Code?

Zip codes are drawn for mail delivery, not for neighborhoods, so 60613 crosses three of the city's official community areas. Based on the City of Chicago's zip code and community area maps, about 56% of the land in 60613 is in Lake View, about 30% is in Uptown, and about 13% is in North Center.

Buena Park is the small lakefront neighborhood at the south end of Uptown, from Irving Park Road to Montrose Avenue. Condos range from studios with a median of $147,000 to three-bedroom units with a median of $625,000, and the historic houses on blocks like Hutchinson Street and Junior Terrace sold for $875,000 to $2,100,000. Around Wrigley Field

The blocks from Sheffield to Southport between Addison and Irving Park include the ballpark and the residential streets west and north of it. Condos here sold for a median of $530,000, and houses for $1,750,000. Game days shape life on these blocks, so read my posts on living in Wrigleyville and living near Wrigley Field before you buy.

Southport to Ravenswood

West of Southport, the blocks between Addison and Irving Park mix single-family houses, two-flats, and smaller condo buildings on residential side streets. This part had the highest condo median in 60613 at $780,000, and 26 houses sold for a median of $1,865,000. My posts on living in West Lakeview and the Southport Corridor cover this area.

The Graceland West Area

North of Irving Park Road, the part of Lakeview between Ravenswood Avenue and Clark Street is often called Graceland West, with Graceland Cemetery along its eastern side. It had the highest house median in 60613, with nine houses selling for a median of $2,049,000. Condos sold for a median of $535,500.

The North Center Strip

The western edge of 60613, from Damen Avenue to Ravenswood Avenue, is part of the North Center community area. The Brown Line's Addison and Irving Park stations are both here, on the 1800 block west. Condos sold for a median of $538,500 and houses for $1,588,300. For more, read my post on buying a home in North Center.

How 60613 Compares With Last Year

For the zip code as a whole, the condo and townhome median rose from $327,000 for January through September 2025 to $351,000 for the same months of 2026, an increase of about 7%. The house median went from $1,825,000 to $1,750,000, but with fewer than 70 house sales a year, a few large or small homes can move that number. Two- to four-unit buildings sold for a median of $1,210,000 this year, with 15 sales compared with 29 in the same months of 2025.

Buying in 60613: What I Would Check

  • Which part of the zip code the home is in, since prices change a lot from east to west
  • How close it is to Wrigley Field, and what the parking rules are on game days
  • For condos, the building's reserves, special assessments, and rules on rentals and pets
  • For houses on Hutchinson Street, which is a Chicago Landmark district, what the landmark rules mean for exterior work
  • Which schools serve the exact address, using the CPS School Locator

Mortgage rates matter too. My post on Chicago mortgage rates and your monthly payment shows what today's rates do to a payment at North Side prices.

Selling in 60613

Because 60613 mixes lakefront high-rises, vintage condos, and large single-family houses, a zip-code median says very little about what your home is worth. The right comparison is recent sales in your part of the zip code, and in your building if you own a condo. Start with a free home value review, and I will compare your home with the sales that actually match it.
