East Lakeview runs along the lakefront east of Broadway, bounded roughly by Diversey Parkway to the south, Irving Park Road to the north, Lake Shore Drive to the east, and Broadway to the west. It sits directly north of Lincoln Park and is the eastern portion of Lakeview closest to the lake. Boystown, centered on North Halsted, is within East Lakeview's broader geography, and the two sub-neighborhoods overlap significantly in practice.
Because East Lakeview sits directly along Lake Shore Drive, residents have quick access to one of the most scenic drives in Chicago. From this part of Lakeview, drivers can head south toward Lincoln Park, the Gold Coast, Streeterville, River North, and the Loop, or north toward Uptown, Edgewater, Rogers Park, and the northern lakefront.

It is one of the more walkable North Side sub-neighborhoods, with Belmont station within walking distance for most of the area.
It may not be the right fit for buyers who want maximum space per dollar, consistently quiet streets, or price points below what East Lakeview typically commands. Buyers who want a similar North Side lifestyle with more accessible price points sometimes consider West Lakeview, Roscoe Village, or North Center.

East Lakeview is dense, active, and urban throughout the week, not just on weekends. The commercial corridors along Clark, Broadway, and Halsted generate energy from morning through late evening. The lakefront is the counterpoint, a place to decompress that is close enough to use before work without planning around it.
The residential blocks east of Broadway, closer to the lake, have a different character from the blocks west of Broadway. The closer you get to Lake Shore Drive, the more high-rise condos and mid-rise buildings dominate the streetscape. A few blocks west, vintage courtyard buildings from the 1920s and 1930s, red brick, ornate entry details, and generous pre-war floor plans, make up much of the housing stock, with 2-flats and single-family homes on the quieter cross streets. Daily life here is very convenient. You can walk to the lakefront, grab coffee or dinner on Broadway, take the L from Belmont, catch an express bus along the lakefront, or drive onto Lake Shore Drive and head downtown or north along the lake. Nettelhorst Elementary School at 3252 N Broadway is the neighborhood school most closely associated with this part of East Lakeview. It has a strong reputation for community involvement and arts programming.
Hawthorne Scholastic Academy at 3319 N Clifton Ave is a nearby citywide magnet school, not a standard neighborhood attendance school, and a 2024 National Blue Ribbon award recipient. Because Chicago school access depends on attendance boundaries, magnet rules, lottery systems, and address-specific eligibility, buyers should always verify school assignment directly through CPS before making any purchase decision based on school access.

Belmont Harbor is within walking distance of most of East Lakeview, with boat slips, a sailing club, a golf course and driving range at Diversey, and direct access to the 18.5-mile lakefront trail. The trail here is heavily used in summer and functional year-round. Belmont Harbor has a small fenced off-leash dog beach. The larger and better-known Montrose Dog Beach is about a mile north. The lakefront access in this part of Lakeview is one of the legitimate differentiators from other North Side neighborhoods. Lincoln Square and Ravenswood are excellent, but you are not walking to Belmont Harbor for a morning run from either of them. In East Lakeview, the lakefront is not a special weekend plan. It is part of daily life.
East Lakeview's commercial corridors, Clark, Broadway, Belmont, and Diversey, are some of the busiest and most diverse in Lakeview. The sub-neighborhood benefits from being adjacent to both Boystown's nightlife and dining on Halsted and the broader East Lakeview commercial scene on Broadway and Clark.
DryHop Brewers, 3155 N Broadway: House-made craft beer and an excellent kitchen menu. Open daily for lunch through late evening. One of the most consistently well-regarded neighborhood brewery restaurants in Lakeview.
The Bagel, 3107 N Broadway: Serving homestyle European cooking for over 70 years. Lox, smoked fish, blintzes, and the kind of neighborhood institution feel that only comes from decades on the same block.
Sidetrack: The most iconic bar in Boystown, just west of East Lakeview's commercial core. Multi-room, multi-floor, famous for sing-alongs, and an anchor of the neighborhood's nightlife for decades.
The Annoyance Theatre, 851 W Belmont Ave: Boundary-pushing improv and sketch comedy, with shows 7 nights a week. Over 35 years of original productions. Alumni include Amy Sedaris and Stephen Colbert.
The Nettelhorst French Market runs Saturdays from April through October at 3252 N Broadway and is one of the more active neighborhood farmers markets on the North Side.
The Legacy Walk on North Halsted is an outdoor LGBTQ history museum with 40 bronze biographical markers honoring LGBTQ contributions to history, culture, science, politics, and the arts. It is one of the most distinctive public history installations in Chicago.
The Belmont Theatre District is Chicago's largest theatrical district, with more than 50 theaters. The Annoyance Theatre, Stage 773, and Theatre Wit are all accessible from East Lakeview.
The Lakeview East Festival of the Arts in September draws 150 juried artists alongside live entertainment, making it one of the better neighborhood arts festivals on the North Side.
East Lakeview has strong CTA access and excellent lakefront transportation options. The Belmont station, where the Red, Brown, and Purple Lines converge, puts residents within 15 to 20 minutes of the Loop by train. The Addison Red Line serves the southern portion of the sub-neighborhood. Multiple bus routes serve Broadway, Clark Street, Belmont, and Diversey.
East Lakeview also has access to several express lakefront buses that run along Lake Shore Drive, which can be a major advantage for downtown commuters. For many residents, these buses offer a direct and scenic commute into the Loop, Streeterville, River North, and other lakefront-adjacent areas without needing to transfer trains.
For drivers, Lake Shore Drive is one of East Lakeview's biggest location advantages. It is one of the most scenic drives in Chicago and makes it easy to head south toward Lincoln Park, the Gold Coast, Streeterville, River North, and the Loop, or north toward Uptown, Edgewater, Rogers Park, and the northern lakefront. That combination of lakefront access, express buses, CTA trains, and driving convenience is one of the reasons East Lakeview remains so consistently in demand.
Divvy bike stations throughout the area connect easily to the lakefront trail and surrounding neighborhoods. For buyers who work downtown or move around the city often, East Lakeview's transportation access is one of its strongest selling points. East Lakeview vs. the Southport Corridor: East Lakeview is significantly more urban and dense. The Southport Corridor has more single-family homes, quieter residential streets, and a village-scale commercial strip. If lakefront access, transit speed, express buses, and Lake Shore Drive access are priorities, East Lakeview wins. East Lakeview vs. Boystown: East Lakeview is the broader geographic area. Boystown sits within it, centered on North Halsted Street. Boystown has the more defined cultural identity, nightlife, and commercial energy on Halsted. East Lakeview as a whole includes quieter residential blocks east toward the lake, more high-rise condo options, and a wider range of housing types. If the cultural energy of Halsted is your primary draw, focus on Boystown. If you want lakefront proximity and more housing variety, the broader East Lakeview area gives you more options. Boystown has a more defined cultural identity and nightlife scene.
