Before diving into neighborhoods and ratings, buyers need to understand one thing clearly: in Chicago, school assignment is determined by your specific property address - not by the neighborhood name.
Two homes on the same block can have different school assignments. A home that is two streets west of the attendance boundary for a highly rated school is not in that school's attendance area. And Chicago's attendance boundaries shift periodically, meaning a boundary that was accurate last year may have changed.
There are also three distinct types of schools in Chicago that work differently:
Neighborhood schools assign students based on home address. If you live within the attendance boundary, students are automatically enrolled.
Magnet schools accept students from anywhere in the city through an application and lottery process. Proximity to the school does not guarantee admission. Many of Chicago's highest-rated schools are magnets - which means living in the neighborhood does not mean students will attend.
Selective enrollment schools admit students citywide based on academic criteria. These are some of the highest-performing schools in the state and require a separate application process.

GreatSchools rates schools on a scale of 1 to 10 based on state test scores, academic progress, equity measures, and other indicators. Niche assigns letter grades based on a combination of test scores, student-teacher ratios, diversity, teacher quality, and parent and student reviews.
These ratings are useful starting points but they are not the whole picture. A school's culture, programming, extracurriculars, administrative quality, and community involvement matter enormously and are not always captured in a numerical rating. The ratings in this guide are current as of 2026 but can change year to year as new data is released. Always check the platforms directly for the most current information at GreatSchools.org and Niche.com.
Lakeview has one of the strongest concentrations of highly rated public elementary schools of any Chicago neighborhood. Four schools consistently rank at the top of citywide and statewide lists.
Hawthorne Elementary Scholastic Academy: GreatSchools 10/10, Niche A. A citywide magnet school with a literacy and academic focus. One of the highest-rated elementary schools in Illinois. Important note: as a magnet school, enrollment requires application and is not guaranteed by living nearby.
Burley Elementary School: GreatSchools 10/10. A literature, writing, and technology magnet cluster school serving West Lakeview. Students who live within Burley's attendance boundary are automatically enrolled without applying. Students outside the boundary can apply through the CPS Choice lottery for available seats. The school offers Spanish in grades 5-8, a state-of-the-art multimedia center, and a writer's workshop-focused curriculum.
Blaine Elementary School: GreatSchools 9/10, Niche A-. A fine arts magnet cluster school in the Southport Corridor area serving pre-K through 8th grade. Known for partnerships with the Chicago Cubs, Joffrey Ballet, and Looking Glass Theatre.
Nettelhorst Elementary School: GreatSchools 9/10, Niche A-. A Fine and Performing Arts magnet cluster school in East Lakeview serving pre-K through 8th grade. Like Burley, students within the attendance boundary are automatically enrolled - students outside apply through the CPS Choice lottery. Consistently ranks in the top 15% of Illinois elementary schools with strong test score performance significantly above district and state averages.

Lincoln Park has strong neighborhood school options alongside one of the city's best concentrations of private schools.
Lincoln Elementary School: GreatSchools 10/10. Ranked #24 in Illinois with 72% student proficiency. A humanities-based curriculum with school-wide arts integration, French language, music, and instrumental band. One of the highest-performing neighborhood elementary schools in the city.
Mayer Elementary School: GreatSchools 10/10. Serves portions of Lincoln Park with consistently strong academic results.
Lincoln Park is also home to some of Chicago's most prominent private schools - Latin School of Chicago (founded 1888), Francis W. Parker School, and LaSalle Language Academy (a Level 1+ magnet with a travel abroad program). These are application-based schools with their own admissions processes.

Coonley Elementary School: GreatSchools 8/10, ranked #127 in Illinois. Serves North Center with 65% math proficiency and 53% reading proficiency - significantly above both district and state averages. Strong after-school and community programming. One of the primary reasons buyers specifically target North Center when searching for a home in this part of the city.

Audubon Elementary School - A gifted and talented program school serving much of Roscoe Village with strong academic results and consistent community involvement. School boundaries in Roscoe Village are block-specific - portions of the neighborhood are also served by Hamilton Elementary.

Ravenswood Elementary School serves the Lincoln Square and Ravenswood neighborhoods and has built a strong community reputation over many years. The school offers a World Language Magnet Cluster program featuring Spanish, with students inside the attendance boundary automatically enrolled and outside students able to apply through the CPS Choice lottery. The school's location on the North Side - walkable residential streets, strong neighborhood character, and easy Brown Line and Metra access - makes Lincoln Square and Ravenswood a consistent draw for buyers who prioritize both school access and neighborhood quality of life.

The area also sits in proximity to the Edison Elementary Regional Gifted Center - ranked #1 in all of Illinois with 87% student reading proficiency. Edison is located at 4929 N Sawyer Ave in Albany Park and is a fully selective gifted center serving students citywide based on academic testing. Proximity to Edison does not affect admissions - acceptance is based entirely on the CPS testing process regardless of where a student lives.
Sauganash Elementary School: GreatSchools 10/10. A neighborhood school with Smart Board technology, computer and science labs, and Spanish language programming. Sauganash is one of Chicago's most suburban-feeling neighborhoods within city limits - quiet streets, well-maintained homes, and a strong community feel. Buyers who want strong school access and a quieter residential environment often find Sauganash delivers both.
Norwood Park Elementary School: GreatSchools 10/10. A Spanish World Language Magnet Cluster School with daily Spanish language instruction. Norwood Park has consistently ranked among the top schools in the city. The neighborhood itself has a low-density residential feel with single-family homes dominating the housing stock.
Edison Park on Chicago's Far Northwest Side offers a distinctly suburban feel within city limits. The neighborhood is served by Ebinger Elementary and Stock Elementary, both noted for strong academic performance and high parental involvement. Local high school students attend Taft High School, which features an IB program. Edison Park consistently attracts buyers who want city living with a quieter, more residential character and strong neighborhood school access.
Skinner Elementary School: GreatSchools 10/10, ranked #39 in Illinois with 68% student proficiency. Known for a rigorous and accelerated curriculum combining classical education, fine arts, and technology. Extremely high student achievement with 99th percentile NWEA MAP reading results. Skinner serves the Near West Side and draws buyers specifically targeting its attendance boundary.
Skinner North Elementary School also serves nearby areas with strong academic results and a focused college preparatory culture.
South Loop Elementary School: GreatSchools 9/10. Serves the South Loop neighborhood with a diverse learning community and strong parental and staff involvement. The South Loop has attracted significant buyer interest in recent years as downtown-adjacent living with improving school access. Hyde Park on Chicago's South Side is home to the University of Chicago and two of the most distinctive school options in the city.
William H. Ray Elementary School serves Hyde Park and partners with the University of Chicago and local organizations to provide a challenging and diverse curriculum. The school benefits directly from the neighborhood's academic culture and university presence.
University of Chicago Laboratory Schools - A private pre-K through 12th grade school founded by philosopher John Dewey in 1896. Ranked the #1 private school in Chicago with a 45% placement rate into top-25 universities. Application-based and highly competitive. For buyers who prioritize private school access alongside neighborhood character, Hyde Park is one of the few Chicago neighborhoods where a world-class private option is literally around the corner.
Bronzeville Classical Elementary School - A selective enrollment classical school serving students citywide. Part of Chicago's classical school network with a rigorous academic program focused on humanities, Latin, and accelerated math. Admissions are selective and citywide - proximity to the school does not guarantee enrollment.
Many of Chicago's highest-rated schools are magnets or selective enrollment schools - meaning they accept students from anywhere in the city through an application process, not based on home address. This is the most common misunderstanding buyers bring to the school conversation.
Living one block from Hawthorne Scholastic Academy does not mean students will attend Hawthorne Scholastic Academy. The school's high rating reflects the students who attend, not an automatic benefit of the address.
What living near a magnet school does give you: proximity for drop-off if admitted through application, and a neighborhood where other highly motivated school households tend to cluster. The latter is a real but indirect benefit.
For buyers who specifically want a guaranteed neighborhood school assignment to a high-rated school, the focus should be on neighborhoods like North Center (Coonley), Lincoln Park (Lincoln Elementary), Sauganash (Sauganash Elementary), and portions of the South Loop (South Loop Elementary) - where the high-rated school is a true neighborhood school tied to attendance boundaries.
Properties within the attendance boundaries of highly rated neighborhood schools consistently attract stronger buyer demand - and that demand has a measurable effect on home values over time.
This plays out in a few specific ways in the Chicago market:
Attendance boundary premiums. In neighborhoods like North Center, buyers specifically search for homes within Coonley Elementary's attendance boundary. Properties inside that boundary regularly attract more offers and sell faster than comparable properties outside it - sometimes on the same block. The same dynamic applies in Lincoln Park near Lincoln Elementary and in the Southport Corridor near Blaine Elementary. Buyers know the boundaries. They search by them.
Faster absorption. Homes within strong school attendance areas tend to go under contract more quickly than the neighborhood average. A well-priced home inside a sought-after school boundary has a built-in buyer pool that a home outside the boundary does not.
