The best-priced home in that range - a 3-bedroom on Eastwood Avenue - listed at $900,000 and sold for $1,215,000 in 6 days. One-bedroom condos are averaging $253,800. Two-bedroom condos are averaging $460,053 across 15 closed sales - at 111% of list price. Three-bedroom condos are averaging $684,500. Inventory is tight across every property type and buyers are competing hard.

Four single-family homes have closed in Ravenswood and the immediately surrounding area in the last 90 days. Here is what each one tells us about the market:

2149 W Eastwood Avenue - 3 bed, 2 bath, 2,054 sqft, built 1899. Listed at $900,000. Sold for $1,215,000 - 135% of list price. Days on market: 6. A well-located home priced competitively generated multiple offers and sold $315,000 above its list price. This is what happens in Ravenswood when a seller prices correctly and buyers compete.

2135 W Leland Avenue - 3 bed, 2 bath, 1,744 sqft, built 1890. Originally listed at $1,175,000, reduced to $1,099,000, sold for $1,030,000 - 87.66% of original list price. Days on market: 83. Same neighborhood, same bedroom count as Eastwood, opposite outcome. Overpriced, two reductions, sold below first asking price.

1627 W Carmen Avenue - 3 bed, 3.1 bath, 4,007 sqft, built 2015. Listed and sold at $1,635,000 - 100% of list price. Days on market: 31. Luxury new construction at $408 per square foot. Upper end of what Ravenswood's single-family market supports.

2128 W Eastwood Avenue - Sold for $500,000. Days on market: 29. Land value sale - excluded from price analysis.

Currently under contract: 4542 N Ashland Ave - $1,099,900, 13 DOM. 2159 W Wilson Ave - $925,000, 6 DOM.


What the Single-Family Data Actually Tells Us

Excluding the teardown at 2128 W Eastwood, the story here is pretty clear. Homes priced correctly for their condition are going under contract in 6 to 13 days. The Eastwood Avenue sale - $900,000 list to $1,215,000 close - is not a fluke. It is what happens when a seller enters the market at a competitive price and lets buyer demand do the work.

The Leland Avenue sale is the other side of that coin. A home overpriced by roughly $75,000 relative to where the market wanted to land required two reductions and 83 days before finding a buyer - at a final price below the first reduction. Same neighborhood, same bedroom count, completely different experience. The market is not mean about this - it is just honest.
