Wrigley Is Getting a Bigger Parking Lot. What It Means If You Live Nearby

Wrigley Field and the surrounding Lakeview neighborhood in Chicago

What does the Cubs' bigger parking lot mean if you live near Wrigley Field? On October 15, 2026, the Chicago Plan Commission approved the Cubs' plan to grow the Camry Lot at Racine Avenue and Grace Street from 688 to 800 parking spaces, according to the Chicago Sun-Times. Work starts in November and should be done by May 2027, before the All-Star Game comes to Wrigley Field. If you own or are buying on the blocks around Racine, Grace, Byron, and Kelly Park, expect a construction winter, then a busy summer.

I have sold real estate in Chicago for more than 24 years, including in Lakeview. This post covers what was approved, what it changes for the streets nearby, what homes there sold for in 2026, and what I would check before you buy or sell.

Trees and parks

Existing trees stay, 33 new trees, and $500,000 toward nearby Kelly Park

The Cubs first asked for 947 spaces, saying more parking was needed ahead of the 2027 All-Star Game so fans would not park on neighborhood streets. The Plan Commission approved 800, the number already allowed under the lot's planned development. The trees and the Kelly Park money were added after neighbors raised concerns.

Ald. Bennett Lawson (44th) opposed going past 800 spaces and has asked for the Wrigley traffic plan, which has not been updated in more than a decade, to be updated before any more parking is added. According to the team, about 37% of fans drive to Wrigley Field.

The 2027 All-Star Game at Wrigley Field

Wrigley Field is set to host the 2027 MLB All-Star Game, scheduled for July 13, 2027. All-Star week usually brings extra events around the ballpark, so plan on more people, more police, and more street closures than a normal game day. If you are thinking of listing a home near Wrigley that summer, talk with me early about timing your showings around the event calendar.

What It Means for the Blocks Around Racine and Grace

The lot sits right next to West Lakeview and a short walk from Wrigleyville. Kelly Park runs between Grace Street and Irving Park Road near Seminary Avenue, and its renovation plans from the 44th Ward include a new accessible path from Irving Park to Grace, new seating, and new trees. Alta Vista Terrace, the landmark block of row houses just east of the park, is a few minutes' walk from the lot.

From November through May, expect construction trucks and noise on Grace and Racine during work hours. After that, the lot will hold 112 more cars on game and concert days, so traffic on Grace, Racine, Irving Park, and Clark before and after events is the thing to watch.

Parking Rules You Should Know Near Wrigley

Most of the area is in residential permit parking Zone 383, bounded by Belmont, Irving Park, Broadway, and Ashland. According to the 44th Ward, the zone becomes a tow zone from 5 p.m. to 10 p.m. on night games, and guests need a residential guest pass displayed by 5 p.m. Several streets near the ballpark also have no-parking hours before and after games.

When you look at a home in this area, ask whether parking is deeded, assigned, or street only, and whether the address is inside Zone 383. A garage space matters a lot here, because it means you do not have to plan your evening around the Cubs schedule.

Closer to the lot itself, in the blocks from just south of Grace Street up to Irving Park Road and from Racine Avenue east to Sheffield Avenue, 28 condos sold for a median of $523,250, and 78.6% of them sold over asking. On Alta Vista Terrace, five houses sold between $920,000 and $1,475,000, and three of them sold over their list price.

Buying Near Wrigley: What I Would Check

  • Visit twice: once on a weekday afternoon and once on a game night or concert night
  • Ask about parking first, then look at the kitchen
  • Read the condo rules on rentals and guest parking if you are buying in a building
  • Check which way the windows face and how close the home is to Clark, Addison, Sheffield, or the lot entrance
  • Look at the Cubs and concert calendar for the months you plan to move

Rates matter too. Freddie Mac's survey showed the 30-year fixed rate at 7.40% on October 15, 2026, and my post on Chicago mortgage rates and your monthly payment shows what that does to a payment.

Selling Near Wrigley: What I Would Plan For

Buyers who want to live near Wrigley usually know exactly what they are getting, and many are looking for it. Plan your open houses and photos around the game schedule, and be ready to answer questions about parking, the permit zone, and the new lot. With 2-bedroom condos in this area selling over asking 83% of the time this year, a well-priced home tends to draw several buyers early.
