Rogers Park and Edgewater: Your Property Tax Appeal Window Closes September 1

If you own property in Rogers Park or Edgewater, your Cook County Board of Review appeal window is open right now - and it closes September 1, 2026. Evidence is due September 11. Miss the September 1 filing deadline and you lose the right to appeal your assessment for this cycle. You will wait until next year.

Rogers Park Township, which covers Rogers Park and Edgewater, was part of the first group of townships that opened for Board of Review appeals on August 3. According to the Cook County Board of Review, filing is free, takes about 15 minutes online, and does not require an attorney.

Should You Appeal?

Filing an appeal does not guarantee a reduction. But you cannot get one if you do not file. Here is when an appeal makes sense:

  • Your assessed value divided by 10 is higher than what you believe your property is currently worth
  • Your bill increased significantly from last year
  • Comparable properties in your building or on your block sold recently for less than your implied market value
  • Your property has condition issues - deferred maintenance, a problem basement, structural concerns - that are not reflected in the assessment
  • You purchased your home recently at a price below the implied market value on your assessment

Your assessed value is 10% of what the Cook County Assessor believes your property is worth. Divide your assessed value by 0.10 to get the implied market value the county is using. If that number feels high relative to what comparable properties are actually selling for, you have grounds to file.

How to File Before September 1

  1. Go to cookcountyboardofreview.com
  2. Click "File an Appeal"
  3. Enter your 14-digit PIN or property address
  4. Complete the online appeal form - it takes about 15 minutes
  5. Submit your evidence by September 11 - comparable sales, a recent appraisal, purchase documents, or photos documenting condition issues

There is no fee to file. You do not need an attorney. The Board of Review processed a record 290,533 appeals in 2025 - the process is designed to be accessible to every property owner.


Also Check Your Exemptions

The Board of Review chair specifically flagged exemptions as worth checking before the September 1 deadline. If you are the owner-occupant of your primary residence and your Homeowner Exemption has dropped off - which can happen after a sale or a system error - you may be paying more than you should. Check your exemptions at the Cook County Assessor's website and apply before the deadline if anything is missing.
