When you buy a condo you are buying two things. You are buying the unit, and you are buying a share of a building and whatever financial condition that building is in.
The unit is the easy part. You can see it. The building is where the money is, and most of what matters about it is in documents nobody enjoys reading - the budget, the reserve balance, the last few years of board minutes, the rules, and the declaration.
That is where a condo purchase goes wrong. A unit that looks like a good price can carry a special assessment nobody mentioned, or an association with almost nothing in reserves and a roof that will not last five more years.
Dee reads the documents and tells you what she finds. Specifically:
The reserve fund. How much is in it relative to what the building will need. An association with thin reserves and deferred work is a special assessment waiting to happen, and you will be an owner when it lands.
Assessment history. Whether assessments have been raised steadily, held artificially flat, or spiked after a project. Flat assessments in an older building are not always good news.
Board minutes. This is where you find out what the association is actually dealing with - the leak they keep discussing, the litigation, the vendor dispute, the project that keeps getting postponed.
The rules. Rental restrictions matter if you might move and keep the unit. Pet rules, move-in rules, and what you can change inside your own unit all vary by building.
Financing and warrantability. Some buildings do not qualify for conventional financing because of owner-occupancy ratios, delinquency rates, or litigation. That can affect your loan and it will affect your buyer pool when you sell.
Dee has worked with condos across Lincoln Square for 24 years and knows the difference between a building that is well run and one that is coasting. For more see her Chicago condo specialist page.
Condo pricing is comparison shopping. Buyers looking at your unit are looking at three others in a similar price range, often in the same week. Small differences in layout, light, floor, outdoor space, parking, and assessment amount move the decision.
Dee prices against what is actually competing with your unit right now, not a neighborhood average. She also gets the association documents in order before listing, because a delay in producing them can slow a deal or lose a buyer whose lender is on a clock.
Her marketing includes professional photography and video, targeted digital advertising, direct outreach to agents working condo buyers, and exposure through her Chicago Living with Dee YouTube channel, which reaches people already researching a move to Chicago.

Look at the reserve fund relative to what the building will need, the assessment history, the last few years of board minutes, the rules on rentals and pets, and whether the building qualifies for conventional financing. The unit is the easy part. The building's finances are where a condo purchase usually goes wrong.
A special assessment is a one-time charge to owners for something the reserve fund cannot cover, such as a roof, tuckpointing, or elevator work. You reduce the risk by looking at reserves against the building's age and condition, and by reading board minutes for projects that have been discussed but not funded.
Start with a free home value review. Condo values depend heavily on floor, light, layout, outdoor space, parking, and assessment amount, which is why an in-person evaluation is more accurate than an automated estimate.
